Refurbishing prestigious architectural properties in London

As part of Gateville Group’s remit as a refurbishment and renovation contractor, we were set a challenge by Morgan Sindall to work on a pilot programme at a number of Grade II* Listed properties within a prestigious architectural estate in Rowley Way, St Johns Wood, London. Notably, it was the first post-war council housing estate to be listed.

This project forms part of an ongoing Better Homes Framework, delivering improvements, repairs and replacements to ensure these houses work as homes for the future. Listed buildings come with a number of extra controls and working conditions, under the statutory lists maintained by Historic England. A building is listed when it is of special architectural or historic interest considered to be of national importance and therefore worth protecting.

The pilot programme required us to refurbish the kitchens of both tenanted and void properties, and the need for top quality work and real craftsmanship was paramount. The works required removal of the old, tired kitchens and the installation of bespoke handmade kitchen cabinets and woodblock worktops. We also tiled the splash back and walls with some specially commissioned handmade tiles.

Success at Rowley Way
We’re delighted to announce that our client is pleased with our work, delivered within our “Cost, Time, Control” methodology; we continue to work hard to build lasting relationships with our clients. As a result of the successful pilot scheme, we have been awarded further contracts to deliver bespoke works on this Camden estate.

What you need to know before you start your new build home

Choosing to build your own house is a great way to create a home that is exactly tailored to your needs and preferences.

Why you may want to build your own home
Building your own home is a popular choice for many including first-time buyers, families, those downsizing for retirement and investors.

New construction homes are appealing to home buyers for several reasons:

  • Low maintenance
Your home will be highly finished and ready for you to move in, so there’s no need to budget for repairs, renovations or redecorations.
  • Energy efficient
New homes are built to exacting standards, for example double-glazing and energy-saving features such as efficient central heating, low energy lighting and A-rated appliances.
  • Safety and security
Fire safety is reinforced with smoke alarms, fire doors and fire retardant materials. New home construction companies often include reassuring security devices such as window locks, burglar alarms and halogen lighting.
  • Personalisation
Building your own home means you can turn the house into a home that is unique to you, by adding your own personal touches with specifications and selection of fixtures and fittings to tailor the property interior to your taste.
  • Brand New Home
Many people like the fact that they will be the first to live in the property built by home builders.

What is the average cost to build a house
The cost to build a house depends on several factors, including:

  • Location
  • Design
  • Size
  • Project management
  • Construction type and quality

Building a new home will fall into the range of £1,500 to £2,000 per square metre, so a typical 3-4 bed family home of around 200m2 in the South-East England will cost around £350-£400,000* to build, depending on the home builders.

In addition to these costs you will need to allow a further 10% of the construction costs to cover your architect, engineer and other miscellaneous consultants that will be required.

Building a house involves thousands of decisions about design and specification; and each choice has a cost impact.

Want to build your own home?
Here are some tips for planning and building a new home

  • Choose your site carefully
The key consideration when building a house is finding the right plot. When choosing a plot of land to build on you will need to consider factors such as whether there is enough car parking space, ease of access and what amenities are close by.
  • Give clear instructions
Whilst an architect can advise you on many aspects of a building’s design, make sure you have a clear idea of what it is you want, in order for them to create something that fits your requirements. The same is true of the new home construction company.
  • Always allow to go over slightly over budget
There can be unforeseeable circumstances as you get a house built, so add a contingency to your budget for these unknowns.
  • Be aware of how long it will take
From finding a plot to the completion of a project can take a year or two, or sometimes even longer. It very much depends on what, and how, you want to build.

Obviously there are advantages and disadvantages to any decision you make so you will need to consider your options carefully.

Choose Gateville
Carrying out a house build does not necessarily mean that you have to do all, or even any, of the building yourself (although some want to be fully involved in each stage of the process). You have the freedom to choose the home that you want and how you would like it constructed.

Here at Gateville Group, we have the expertise to help you realise the dream of building a new home. With all trades in house, we can offer a single package of works to deliver new build projects on time and in budget.

Satisfied Staff are more efficient and effective workers

Our Annual Employee Engagement Survey is one tool that we use to gauge how well we are doing in helping our staff to carry out their best work, for themselves and our clients. Overall, we had a 78% response rate, and we are looking to encourage a greater participation of this important annual survey.

The results showed that opportunities for skills development are important factors in helping staff be more efficient, as well as improved communication; which is something we are already looking at, with the development of a Staff Newsletter fully underway.

Recognition from managers received good scores with nearly two thirds responding they always receive credit, and all staff can see their future within the company.

We are particularly proud that the question “would you recommend Gateville Group as a great place to work” which ALL respondents replied yes. We will strive to ensure that we not only do great work, but that Gateville Group is also a great place to work.

Comments included:

“Always feels like a good family business where you can talk to anyone about anything”

“They always look after their staff and you can speak to them”

“They always help, even if it’s not to do with work”

“I received a gift when my daughter was born, thank you very much, which was appreciated”

“Gateville are fair and pay on time”

Thank you to all staff for providing honest feedback. The responses will help us build a welcoming workplace culture where you can learn, thrive, and do your best work, and ensure that we are continuing to recruit, retain, and develop the best talent to serve Gateville Groups’s clients.

James and David attend Event with FMB and License to Build Excellence

James Darker, Operations Director and David Barnes, Business Development Executive, were honoured to attend the Federation of Master Builders (FMB) Summer Reception in the House of Lords this week (10 June 2019).

Brian Berry, Chief Executive, FMB, Liz Peace, Chair of the Construction Licensing Task Force, James Brokenshire MP, Secretary of State for Housing, Communities and Local Government, Baroness Maddock and John Healey, Shadow Housing Minister at FMB's Summer Reception.

Peer Baroness Maddock hosted the event, which saw the announcement of the Construction Licensing Task Force by Liz Peace CBE (former British Property Federation boss) which will develop a licensing scheme for construction to drive up quality and standards in the industry.

The Task Force launch was attended by a number of MPs, Peers, leading industry stakeholders, journalists and FMB members. The guest speakers were The Rt Hon James Brokenshire, Secretary of State for Housing and the Shadow Housing Minister, John Healey MP; the FMB’s Chief Executive Brain Berry welcomed attendees and gave the opening remarks.

All the speakers were in agreement that this was a welcome and timely campaign, but one which signalled the beginning of a long journey of raising construction standards. A licencing scheme would drive up quality across the whole industry, and to this end the Task Force was welcomed by a wide range of stakeholders, including builders who wish to address the negative stereotypes of their industry and work, and consumer groups for whom a mandatory licencing scheme would offer much greater consumer protection.

The Gateville Group directors welcomed this news and believe all works carried out by the Group will be fully compliant with the standards to be set by in the Task Force, having already reached high levels of accreditation including TrustMark, CHAS and Constructionline Gold.

James Darker, Operations Director at Gateville Group commented “A great event attended by government policy makers and industry key people, so it was great to raise Gateville’s profile further by detailing the work we carry out including our FRA as there was a large amount of the evening dedicated to improving what we do to make properties fire compliant.”

David Barnes, Business Development Executive at Gateville Group added “The overriding message from John Healey (MP) and James Brokenshire (MP) was that in order for the housing shortage to be dealt with, SMEs would be encouraged to build more houses to fill the gap.”
