Refurbishing prestigious architectural properties in London

As part of Gateville Group’s remit as a refurbishment and renovation contractor, we were set a challenge by our client to work on a pilot programme at a number of Grade II* Listed properties within a prestigious architectural estate in London. Notably, it was the first post-war council housing estate to be listed.

This project forms part of an ongoing improvements, repairs and replacements to ensure these houses work as homes for the future. Listed buildings come with a number of extra controls and working conditions, under the statutory listed guidelines. A building is listed when it is of special architectural or historic interest considered to be of national importance and therefore worth protecting.

The pilot programme required us to refurbish the kitchens of both tenanted and void properties, and the need for top quality work and real craftsmanship was paramount. The works required removal of the old, tired kitchens and the installation of bespoke handmade kitchen cabinets and woodblock worktops. We also tiled the splash back and walls with some specially commissioned handmade tiles.

We’re delighted to announce that our client is pleased with our work, delivered within our “Cost, Time, Control” methodology; we continue to work hard to build lasting relationships with our clients. As a result of the successful pilot scheme, we have been awarded further works to this project.

We are proud to have sponsored the Little Green School Summer Fair 2019. The event took place on Sunday 7th July 2019 in Croxley Green, near Watford.

Little Green School Summer Fair attracted hundreds of individuals, a mixture of school attendees, families, businesses and people from the surrounding areas, who came to explore, have fun, eat and enjoy.

On the day, Little Green were able to pack in a Big Band, prize draws, bottle tombola, candy floss, an ice cream van, games such as coconut shy and hook a duck, and various options of food to eat including a BBQ and bar.

We’re pleased to have played our part in this event for the second year running and we look forward to finding out what Little Green school have planned for their summer fair in 2020.

What is the average cost to build a house
The cost to build a house depends on several factors, including:

Building a new home will fall into the range of £1,500 to £2,000 per square metre, so a typical 3-4 bed family home of around 200m2 in the South-East England will cost around £350-£400,000* to build, depending on the home builders.

In addition to these costs you will need to allow a further 10% of the construction costs to cover your architect, engineer and other miscellaneous consultants that will be required.

  • Choose your site carefully
    The key consideration when building a house is finding the right plot. When choosing a plot of land to build on you will need to consider factors such as whether there is enough car parking space, ease of access and what amenities are close by.
  • Give clear instructions
    Whilst an architect can advise you on many aspects of a building’s design, make sure you have a clear idea of what it is you want, in order for them to create something that fits your requirements. The same is true of the new home construction company.
  • Always allow to go over slightly over budget
    There can be unforeseeable circumstances as you get a house built, so add a contingency to your budget for these unknowns.
  • Be aware of how long it will take
    From finding a plot to the completion of a project can take a year or two, or sometimes even longer. It very much depends on what, and how, you want to build.

Obviously there are advantages and disadvantages to any decision you make so you will need to consider your options carefully.
