Refurbishing prestigious architectural properties in London

As part of Gateville Group’s remit as a refurbishment and renovation contractor, we were set a challenge by our client to work on a pilot programme at a number of Grade II* Listed properties within a prestigious architectural estate in London. Notably, it was the first post-war council housing estate to be listed.

This project forms part of an ongoing improvements, repairs and replacements to ensure these houses work as homes for the future. Listed buildings come with a number of extra controls and working conditions, under the statutory listed guidelines. A building is listed when it is of special architectural or historic interest considered to be of national importance and therefore worth protecting.

The pilot programme required us to refurbish the kitchens of both tenanted and void properties, and the need for top quality work and real craftsmanship was paramount. The works required removal of the old, tired kitchens and the installation of bespoke handmade kitchen cabinets and woodblock worktops. We also tiled the splash back and walls with some specially commissioned handmade tiles.

We’re delighted to announce that our client is pleased with our work, delivered within our “Cost, Time, Control” methodology; we continue to work hard to build lasting relationships with our clients. As a result of the successful pilot scheme, we have been awarded further works to this project.

What you need to know before you start your new build home

Choosing to build your own house is a great way to create a home that is exactly tailored to your needs and preferences.

Why you may want to build your own home
Building your own home is a popular choice for many including first-time buyers, families, those downsizing for retirement and investors.

New construction homes are appealing to home buyers for several reasons:

  • Low maintenance
Your home will be highly finished and ready for you to move in, so there’s no need to budget for repairs, renovations or redecorations.
  • Energy efficient
New homes are built to exacting standards, for example double-glazing and energy-saving features such as efficient central heating, low energy lighting and A-rated appliances.
  • Safety and security
Fire safety is reinforced with smoke alarms, fire doors and fire retardant materials. New home construction companies often include reassuring security devices such as window locks, burglar alarms and halogen lighting.
  • Personalisation
Building your own home means you can turn the house into a home that is unique to you, by adding your own personal touches with specifications and selection of fixtures and fittings to tailor the property interior to your taste.
  • Brand New Home
Many people like the fact that they will be the first to live in the property built by home builders.

What is the average cost to build a house
The cost to build a house depends on several factors, including:

  • Location
  • Design
  • Size
  • Project management
  • Construction type and quality

Building a new home will fall into the range of £1,500 to £2,000 per square metre, so a typical 3-4 bed family home of around 200m2 in the South-East England will cost around £350-£400,000* to build, depending on the home builders.

In addition to these costs you will need to allow a further 10% of the construction costs to cover your architect, engineer and other miscellaneous consultants that will be required.

Building a house involves thousands of decisions about design and specification; and each choice has a cost impact.

Want to build your own home?
Here are some tips for planning and building a new home

  • Choose your site carefully
The key consideration when building a house is finding the right plot. When choosing a plot of land to build on you will need to consider factors such as whether there is enough car parking space, ease of access and what amenities are close by.
  • Give clear instructions
Whilst an architect can advise you on many aspects of a building’s design, make sure you have a clear idea of what it is you want, in order for them to create something that fits your requirements. The same is true of the new home construction company.
  • Always allow to go over slightly over budget
There can be unforeseeable circumstances as you get a house built, so add a contingency to your budget for these unknowns.
  • Be aware of how long it will take
From finding a plot to the completion of a project can take a year or two, or sometimes even longer. It very much depends on what, and how, you want to build.

Obviously there are advantages and disadvantages to any decision you make so you will need to consider your options carefully.

Choose Gateville
Carrying out a house build does not necessarily mean that you have to do all, or even any, of the building yourself (although some want to be fully involved in each stage of the process). You have the freedom to choose the home that you want and how you would like it constructed.

Here at Gateville Group, we have the expertise to help you realise the dream of building a new home. With all trades in house, we can offer a single package of works to deliver new build projects on time and in budget.
